Single storey rear extension (Liss Forest)
Rozario Projects were engaged to build a single-storey rear extension for a kitchen on the back of a 19th century detached house. We installed a floating raft foundation, supported the rear of the house to install a good sized family kitchen. The project included fitting a new bathroom and study, moving the utility room and installing a downstairs toilet.
The Garden Room (Greatham)
This is a full-height side extension, consisting of a Green Oak timber framed extension, with rendered elevations, on the end of a cottage.

Two-storey side extension (Greatham)
In this project, we were contracted to demolish the existing lean-to structure including bathroom and replace it with a large two-storey extension.
After demolition, we installed new 1.5m deep footings, and filled the trench to 1m with concrete. We built block work and brick work, sand-blinded, installed a reinforced suspended concrete floor slab.
As part of the renovation, we sandblasted front of cottage back to the original ironstone.
In the new extension, we installed Green Oak spine beams, morticed out on-site and installed Oak floor joists to match the original timbers in existing cottage. We installed dormer windows cut into original roof of cottage to match new dormer windows on extension. All 5 dormer windows were made in hardwood Oak frames with Oak fascia boards. We installed a hand cut roof with an external chimney. To support the weight of the Oak roof beams, we installed a steelwork portal frame.
We raised roof line on the back of the existing cottage to enable installation of hung clay tiles, and wall-hung clay tiles area different colour to the roof tiles.
In the new extension, we installed underfloor heating in extension with two separate circuits to allow separate heating of different rooms. We covered the floor with 70mm of EasyScreed (in just one hour for two installers), rendered the elevations with brick coins, plastered internally between the Green Oak exposed beams, and installed a wood-burning stove. We installed a new bathroom in the extension and decorated the two bedrooms.
Finally, we reinstated the original front door with new brick work, a new Oak front door and new Green Oak, traditionally pegged (with bridal joint rafters) porch.
